A city built along I-75

Auburn Hills became a city in 1983, formed from what remained of Pontiac Township, including the old village of Auburn Heights. It follows I-75, and it is home to a large business community. J&M Roofing does commercial and residential roofing here, and estimates are free.

The commercial and industrial side

The Stellantis North American headquarters and technology center on Chrysler Drive alone covers 5.4 million square feet on 504 acres. Great Lakes Crossing Outlets opened in 1998. Oakland Technology Park, started in the early 1980s on land owned by Oakland University, holds research, office and light-industrial buildings. Industrial parks near the interstate hold one-story warehouses and manufacturing buildings.

Buildings like these usually have low-slope membrane roofs or metal roofs, and those fail in predictable ways:

  • Ponding. Water that sits for days after a rain finds every weak seam, and Michigan’s freeze–thaw cycles open those seams wider each winter.
  • Penetrations. Rooftop units, exhaust fans and pipe curbs move and get walked around. Their flashing is where most commercial leaks start.
  • Metal roofs. Exposed fasteners back out and their washers dry out, and seams and panel laps rust.

A building manager here usually has three choices: repair, restore or replace. On a roof that is still dry and sound underneath, a roof coating can be a reasonable way to buy years. On a roof holding water in its insulation, it is money spent on the surface. Regular roof inspections are what tell you which kind of roof you have before a leak decides for you. Larger jobs are covered on our commercial roofing and flat roofing pages.

Homes, condos and apartments

By census-based estimates, about half of the households in Auburn Hills rent. A lot of the residential roofing here is decided by a property manager or a condominium association rather than the person living under it, and those jobs are often planned building by building.

The owner-occupied houses run from the streets of the old Auburn Heights village to subdivisions built much later. For a single house, the questions are the usual ones: is this a roof repair or a replacement, is the attic venting right, and is there an ice barrier at the eaves where code calls for one.

Permits in Auburn Hills

Permits go through the City of Auburn Hills Community Development Department’s Building Services Division at 1827 N. Squirrel Road. The city handles permits and inspection scheduling online, and a residential application has to include a copy of the contractor’s license. On commercial work, nothing starts until the city has issued the permit.

Where we work

We cover the whole city: the I-75 corridor at University Drive and M-59, Opdyke, Squirrel and Featherstone, Lapeer Road, and the neighborhoods around Walton Boulevard. Oakland University straddles the line with Rochester Hills, and Adams Road is the boundary on part of the east side, so our crew is close by.

FAQ

Roofing in Auburn Hills: questions

Do I need a permit for a roof replacement in Auburn Hills?

Re-roofing generally needs a building permit in Michigan, and in Auburn Hills permits go through the Community Development Department's Building Services Division. The city takes permit applications and inspection requests online, and a residential application must include a copy of the contractor's license.

Can a coating extend the life of a warehouse roof in Auburn Hills?

Sometimes. A coating can buy years on a metal or flat roof that is still sound underneath, but it will not fix wet insulation or a failing deck. An inspection, including a check for trapped moisture, should come before any coating is priced.

Who decides when the roof gets replaced on a condo in Auburn Hills?

In most condominium communities the roof is a common element, so the association's board or its property manager hires the contractor and sets the schedule. Your master deed and bylaws say for certain.
